This is the perfect book to get started flipping houses. It is comprehensive. It includes all the basic information you must learn to have a shot at being successful. It also goes into great detail on many aspects of flipping, including such important issues as when to schedule each phase of work during the renovation process. It isn't the last book you'll need to read, but after reading it, you'll want to get started flipping right away. You will feel ready. The answers to questions you have and even questions you didn't know you had are all in there. FLIP is the closest thing to having a mentor that you can get in a book. It doesn't sugar-coat the business by making it seem like it can be done without any effort, but it does show that by preparing properly (and this book is a great manual to help you prepare), absolutely anyone can flip houses. I did find myself wishing the book was an iPad App because there are so many links to their website. Rather than having to print out the checklists and forms from their website, a flipper could just pull them up on their iPad or tablet while on the job site. Perhaps they're working on an App...

Good read for a beginning real estate flipper.
 
Goes over the art of the flip from start to finish and highlights the dangers of under-estimating budgets, over estimating sales prices and projected profits.
 
The book also exposes why all the fancy-shmancy popular tv shows dedicated to flipping are not accurately portraying the costs involved involved in the "flip." for example SARA bought the house for 100,000 , put $30,000 of work into it and sold it for $160,000 leaving her a profit of $30,000 =) ... Yeah right, minus all the soft "quiet" costs and your $30,000 suddenly becomes $30.00
 
To the beginning real estate investor, this is a great book to start with. To the seasoned real estate investor, you can probably just skim through it.
 
I guess i am in the minority according in that i did not like the writing style of the author involving the broken story line was broken up and inserted into various chapters. I found it rather unnecessary.

A well written book on flipping properties. It offers detailed overviews and case studies based on experience of the authors on what/how to flip properties. While the real estate market is down right now, this book will be applicable in some areas that still has steady growth or when the market bounces back up.

I am reviewing this book as someone who has flipped a few properties over the last several years. I have had (3) minor successes and (1) big flop, learing various lessons along the way. I found this book to be a comprehensive and enlightining read! I wish I had this book years ago (I believe I would have done much better). The authors have covered every area of the flip including the pitfalls that turn a flip into a flop! There are several things that make this book a must have resource: the detailed step-by-step construction plan (doing projects out of order can kill your margin), the book also provides a comprehensive cost analysis (including several things that most investors miss). These numbers are presented in an an easy to compute formula that, in the end, tell you exactly what to offer for the propery on the front-end of the deal. This is truly a must have book if you are interested in flipping!

I am a 28 year licensed real estate veteren and can honestly say that I learned a great deal about not only buying and fixing homes for profit but buying homes in general when it comes to homes needing repairs. This book is exceptional. It builds a model to follow if you want to consider investing in properties that need repair. It is simply the best "how to" book on any subject I have ever read. The book can save you a great deal of time, money and heartache if this is a subject you would like to pursue or even if you have already engaged in flipping properties. No investment is fool proof meaning even if you are knowledgeable you can still make mistakes. FLIP clearly demonstrates and shows you how to avoid as many problems as possible and more importantly when to say NO to what might at first appear to be a good opportunity. I could not recommend a book more than FLIP!
